RATES
Because
of the wide disparity in the condition and the size of the buildings that we
inspect, we bill hourly for inspection. Larger and older buildings generally
take more time than newer and smaller buildings. An example of a larger and
older building that might take up to eight hours of inspection and report time
would be a 3500 square foot, 1880's Queen Ann Victorian style dwelling. At the
other end of the spectrum, taking only three hours of inspection and report
time, would be a two-bedroom town home, constructed on a slab-on-grade. Note
that travel time to and from the site is also included in the billable
hours.
The
duration of the average home inspection is approximately 5.0 hours (2.5 hours for site time, 0.5 hours for round trip travel, and 2.5 hours for report preparation time). Based on the following fee schedule, the cost of the average
inspection is $472.50.

(Please
note that condition assessment by an inspector, and estimating, are separate
services performed by different persons. If both condition assessment and
estimating services are required, costs are cumulative).
Radon testing is billed based on the following fixed-fee schedule:
With home inspection

Expenses are billed as follows:

Other
expenses The typical home
inspection has no other associated expenses, however, when required and approved
by client, other miscellaneous expenses such as film, developing, and
reproduction expenses are billed at 1.15 times cost.
Method of Payment
We accept personal checks, money orders or cash (sorry we do not accept credit cards). Invoices are included with the inspection reports which are usually mailed within three business days of the completed inspection.
